Top 10 Flooring Options: Which Is Right for You?

Homeowners today have a seemingly endless array of options when it comes to selecting what kind of floor theyd like in their homes. So, how do you know which is right for you? HGTV has the scoop on the top 10 flooring choices and what you need to know about each:

1. Wood. Solid wood is a popular option for many because it can be refinished over and over and lasts a lifetime. However, in order to be installed properly, it needs to be nailed to a sub-floor, and its important to check that the wood is harvested responsibly”look for an FSC or SFI certification to be sure.

2. Engineered Wood. The difference between this and solid wood is how its constructed: The top layer of engineered wood is a veneer of the real thing, supported by plywood underneath. Its about the same cost and boasts a similar durability to actual wood, but installation is much easier, especially with certain clickable varieties.

3. Laminate. Laminate floors give you the freedom to choose any number of patterns and colors to complement your homes architecture and decor. Manufacturers use photo technology to create a plastic coating that mimics whatever style youre after. Another perk: It can be placed directly on top of an existing floor. No tear-outs!

4. Linoleum. An environmentally safe option, linoleum is made with renewable, biodegradable resources. Special coatings resist stains and heavy traffic, but the floor itself is high maintenance, needing refinishing every two years.

5. Ceramic Tile. Tile is another popular choice for flooring because it can be customized easily. There are four main types: glazed, quarry, porcelain (the most resilient) and terracotta. Installation isnt cheap, especially if you add decorative trim pieces or mosaic inlays.

6. Carpet. The most versatile flooring is carpeting, which features more colors and textures than any other kind. A good quality indicator is the fiber density; wool is the standard, but other common materials include nylon, acrylic, polyester and polypropylene.

7. Stone. Stone floor tiles are also popular, if youre willing to splurge. Costing anywhere from $2 to $100 per square foot, they add a touch of luxury to any home. Harder stones (think granite and marble) only need to be sealed every five years; softer stones, such as limestone, must be refinished more frequently. A word of caution if you want stone in your bathroom: Its wise to invest in skid-resistant surfaces, as stones become slippery when wet.

8. Vinyl. Vinyl flooring, whether in sheets or tile squares, requires almost no maintenance. There are many colors and styles to choose from, with very little cost associated with customization. Backed by felt, they have an upper layer designed to resist scratches for 15 years.

9. Bamboo. All the rage with green living enthusiasts, bamboo flooring is an eco-friendly option made from the plants fibers held together by glue. It can also stand up to wear and tear, which makes it comparable to stronger flooring, like wood.

10. Cork. Cork is an alternative trend thats gaining traction in newer homes. Its comfortable to walk on and comes prefinished, so you dont have to reseal within a year. Another plus is that it comes from the bark (rather than the core) of a tree, so forests remained unharmed during the harvesting process.

Maintenance Tasks Every Homeowner Should Do

If you live in an area of the country where cold weather is common, fall is when you put in the storm windows. If you live in a warmer climate, summer is when you step up the pool maintenance. No matter where you live, however, checking on”and maintaining”certain areas of your home regularly is a good way to ensure your home stays in peak condition.

According to the home maintenance consultants at Home Depot, here is where to begin:

Roof. In early fall, check around vents, skylights and chimneys for cracks or leaks, and repair or replace tiles as necessary.

Gutters. Clean gutters so leaves wont clog them, and make sure the water drains away from your house.

Fireplace. If you have a fireplace, clean out any leftover ashes. If you use your fireplace heavily in winter, you may want the chimney professionally cleaned. Make sure the damper is closed tightly.

Filters. Clean or replace furnace filters once every month or as needed. Check and clean the dryer vent, air conditioner, stove hood and room fans regularly.

Safety equipment. Be sure smoke detectors and fire extinguishers are in good working condition. Replace batteries twice a year.

Refrigerator. Test door seals once or twice a year to be sure theyre airtight. Test by closing the door over a dollar bill. If you can pull the bill out easily, the seal may need to be replaced. If you have a coil-back fridge, the coils should be vacuumed twice a year.

Faucets. Check for leaks in the kitchen and bathroom, and replace washers as necessary.

Windows and doors. Replace seals as necessary to keep heat in and drafts out. If you added up all the tiny cracks where heating and cooling escapes, it could be the same as having a window open.

Siding and paint. Look for cracks or peeling areas. Repaint or replace caulk as necessary.

This isnt an exhaustive list of everything that requires maintenance, but its a great start to ensuring you keep your home in great shape!

Mold: Know the Facts

If you are in search of a new home, its vital that you learn how to detect mold in homes, get the home seller to disclose any information about mold and be prepared to negotiate around any mold problems that come to light in the course of the sale.

Lets face it, no one wants to purchase a house with a mold problem but these sneaky little spores arent always easy to detect, and if youre willing to tackle the problem yourself, you may get a good deal on a home.

For those who dont really understand, mold is a fungus which can cause health-related problems and is a costly, time-consuming problem to fix. Although some molds are visible and even odorous, mold can also grow between walls, under floors and ceilings, or in less accessible spots, such as basements and attics.

The Environmental Protection Agency explains that molds produce allergens”substances that can cause allergic reactions, irritants, and in some cases, potentially toxic substances. Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals, including hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash.

Some forms of mold can also be the trigger for asthma attacks.

Mold grows best in water-soaked materials (paneling, wallboard, carpet, attics), but can survive in almost any damp location. Thats why many indoor mold problems begin with an aging, weathered, leaky roof that may allow water to enter the home.

Spores are very easily aerosolized and once they are disturbed, hundreds of thousands of spores can fill the air within a short period of time. Because of this, containment procedures are necessary to prevent contaminating an entire house.

Most homebuyers rely on a home inspector to look for mold, and while they will mention obvious signs of water damage and the possible presence of mold, it is not their job to seek out mold. You should always be sure to ask an inspector of any possible mold damage.

A savvy buyer should hire and rely upon their own independent mold inspection and testing of the home by a certified mold inspector.
